Introducing the work of Diana Pearce – assisting the elderly

We act for many elderly clients in legal matters. However we find that some need confidential help with day to day paperwork and other issues, perhaps because their families live a long way away. Often these matters do not merit spending money on legal costs, but still require attention. It can be a real challenge telephoning large organisations or dealing with local authorities!

We are therefore pleased to introduce Diana Pearce [wife of the senior partner, Graham] who runs a separate business offering the following services at the home of clients:

Dealing with personal and business correspondence

Sorting and filing of personal papers

Payment of bills

Dealing with utilities, DWP and benefit agencies, etc.

Completing official forms

Arranging help and care at home

Acting as an advocate when dealing with health professionals or care agencies

Visiting regularly to check that the needs of a vulnerable person are being met

No legal or financial advice is offered by this business, but clients are advised when appropriate professionals need to be consulted.

If you or your family or friends might benefit from the above, please telephone us on 0121 270 2705 or 07815 988143 and we will arrange for Diana Pearce to get in touch with you.

Explaining the process of buying a house, part of Pearcelegal’s ‘How to” guides.

A Basic Guide to Purchasing a Property

1. Find a Property

When you have found a property, call us for a conveyancing cost estimate and check your budget.

2. Instruct us

Your property will be your most expensive purchase, make sure you instruct a reputable firm who have the expertise to protect your interest who will also work quickly and efficiently.

3. Apply for mortgage finance

Unless you are a cash purchaser.

4. Investigate the title

We will investigate the title and raise enquiries about the property with the seller’s Solicitors.

5. Searches

The following searches are carried out as a minimum:-

a) Environmental Search
The results highlight potential problems with the land such as flooding or contamination;
b) Local Search
The results highlight planning issues and whether the road is privately maintained at the buyers expense!
c) Chancel Repair liability
Some properties may have a liability to pay for the repair of the chancel at the local parish church!

6. Pre-Contract Report

We will give you a detailed contract report and then invite you into the office to go through it. You have the opportunity to discuss any matters with us before signing the contract and other documentation.

7. Exchange of Contracts

When all parties have agreed a moving date the respective Solicitors can exchange contracts. The transaction is then legally binding.

8. Post Contract Work

After exchange of contracts we will finalise documentation, complete searches to protect your interest in the property and arrange release of any mortgage money. You will need to pay us any balance before completion.

9. Completion

This is moving day! The purchase monies are transferred and you can collect the keys from the Estate Agent!

10. Registering your title

We will register your title at the Land Registry and submit a Stamp Duty Land Tax form which is required whether or not stamp duty is payable.

Please Click on the link below for a printable version of this guide

Our specialists involved with charity law can help you with all aspects of charity formation and administration. There are two ways of forming a charity – by Trust Deed or limited company. In addition, the charity must have appropriate ‘articles’ to be accepted by the charity commission.

The administration of a charity includes setting up the trustees, dealing with changes of trustees and being aware of tax and other laws related to charitable organisations.

The kinds of charities we have been involved in include: churches, schools, scout groups, community groups, conservation charities, international aid charities and many more.
