<h1>A Basic Guide to Purchasing a Property</h1>
<h2>1. Find a Property</h2>
<p>When you have found a property, call us for a conveyancing cost estimate and check your budget.</p>
<h2>2. Instruct us</h2>
<p>Your property will be your most expensive purchase, make sure you instruct a reputable firm who have the expertise to protect your interest who will also work quickly and efficiently.</p>
<h2>3. Apply for mortgage finance</h2>
<p>Unless you are a cash purchaser.</p>
<h2>4. Investigate the title</h2>
<p>We will investigate the title and raise enquiries about the property with the seller’s Solicitors.</p>
<h2>5. Searches</h2>
<p>The following searches are carried out as a minimum:-</p>
<p>a) Environmental Search<br />
The results highlight potential problems with the land such as flooding or contamination;<br />
b) Local Search<br />
The results highlight planning issues and whether the road is privately maintained at the buyers expense!<br />
c) Chancel Repair liability<br />
Some properties may have a liability to pay for the repair of the chancel at the local parish church!</p>
<h2>6. Pre-Contract Report</h2>
<p>We will give you a detailed contract report and then invite you into the office to go through it. You have the opportunity to discuss any matters with us before signing the contract and other documentation.</p>
<h2>7. Exchange of Contracts</h2>
<p>When all parties have agreed a moving date the respective Solicitors can exchange contracts. The transaction is then legally binding.</p>
<h2>8. Post Contract Work</h2>
<p>After exchange of contracts we will finalise documentation, complete searches to protect your interest in the property and arrange release of any mortgage money. You will need to pay us any balance before completion.</p>
<h2>9. Completion</h2>
<p>This is moving day! The purchase monies are transferred and you can collect the keys from the Estate Agent!</p>
<h2>10. Registering your title</h2>
<p>We will register your title at the Land Registry and submit a Stamp Duty Land Tax form which is required whether or not stamp duty is payable.</p>
